Built in the early 1970s, The Terraces originally consisted of 60 uniquely designed private residences just off Snapfinger Woods Drive. The Terraces were constructed as part of the 400 acre Snapfinger Woods master plan which included a PGA golf course, commercial center, apartments and condominium villages. Built in the early 1970s, The Terraces originally consisted of 60 uniquely designed private residences just off Snapfinger Woods Drive. The Terraces were constructed as part of the 400 acre Snapfinger Woods master plan which included a PGA golf course, commercial center, apartments and condominium villages. The Snapfinger Woods mater plan emphasized preserving and enhancing as much as possible the natural wooded environment—a coveted feature that has kept The Terraces so desireable today.


The Snapfinger Woods Golf Club opened 1972. It was renamed Pine Hills in 1989 and eventually in 1994 ,Atlanta International before it closed 2005. Today, the 27 hole course which once hosted the Atlanta open has been almost entirely reclaimed by nature, and there here have been ongoing conversations about it becoming a walking trail, park or nature preserve.


The original masterplan was down up by California architectural and planning firm of Callister, Payne & Bischoff in consultation with a 1973 intensive land management study that considered natural land contours, soils, vegetation, and hydrology. Land uses have been designated for those sites determined to be the most capable of absorbing and supporting the impact of each particular kind of development.

The private residences-- which border the seventh fairway of the old golf course--were constructed of cedar siding and shingles and tastefully arranged in a cluster fashion among target stands of trees. The unique landscape and positioning give our private residential community a cabin, wooded feel, and today, our rustic, mid-century modern homes remain architectural gems.

The Terraces is a mandatory HOA community governed by covenants and by-laws. Monthly dues are collected and are used to maintain the upkeep of our community. Owners who fail to pay monthly dues or whom violate community regulations are subject to fines and liens.

F.A.Q.


    TRASH  & UNSIGHTLINESS

  • - Trash dumpsters are located in the back of the community. Trash is collected on Tuesdays and Thursdays.  As per Condo Declaration Sec. 6(d) no "unsightly objects or nuisances ...shall be placed or permitted. to remain on property, nor shall property be used for any purpose which may endanger the health or unreasonably disturb any unit owner or resident" 
  • As per Condo Declaration Sec. 6(e), "rubbish, trash and garbage shall be regularly removed from the premises and shall not be allowed to accumulate."

PARKING

As per Condo Declaration Sec. 8, "the Association has the right to make and enforce reasonable rules and regulations governing the use of the condominium, including the regulation of parking  on the common elements. ,, and shall include the right to impose and assess fines and to suspend privileges." EFFECTIVE 1/12/2023, any immobilized cars on the property shall be towed if thy remain in the same spot for more than 30 days.

PAYMENT OF DUES & LIENS

Whereas the HOA has no Master Insurance, and as per prior agreement with ADK, please deduct $100 from your monthly dues (listed below) to cover your full coverage homeowner's insurance, pest control and property maintenance and send the balance to cover your monthly dues: 

2 bedrooms $210.49 

3 bedrooms with 1752 sf $235.33

3 bedrooms with 1895 sf $239.44

4 bedrooms with 1752 sf $239.44

4 bedrooms with 2155 sf $290.21


Dues are regularly used to pay for our trash collection, landscaping, and litter removal. They are also used to make emergency repairs.

This year in addition to the repairs we have been making to our water pipes infrastructure, we would also like to make much needed road repairs, install solar lighting  on walkways, and build a fenced dog run in the rear of the community.


Failure to pay HOA dues will result in collection and liens.


LEAKS & SAFETY CONCERNS

Owners are responsible for repairing water leaks inside their units. If you see a water leak  or unsafe condition in a common area, please take a picture of the leak and send it to management@theterraces.org.
